Landsec’s latest premium flexible workspace, MYO King’s Cross, is now 60% let or under offer, with further deals in advanced negotiations, less than six months after launching. Leasing activity is ahead of plan and Landsec now expects MYO King’s Cross to be c.90% let by the summer, ahead of expectations, as demand for best-in-class workspace grows across London.
Leasing has been driven by international AI and technology-led businesses who are scaling their operations or establishing European HQs. Over ten companies from across the technology sector have taken space, including Perplexity AI, the AI-powered answer engine, and Planhat, the next-generation CRM platform.
Demand remains strong across Landsec’s wider office portfolio, which is effectively fully let. With limited new supply of well-connected, high-quality workspace in the market, Landsec has also seen positive occupier engagement at its two developments that complete this year – Timber Square, SE1 and Thirty High, SW1.
Oliver Knight, Head of Workplace at Landsec, said: “The strong uptake at MYO King’s Cross underlines the continued demand from AI and technology-led businesses for premium workspace that blends flexibility with excellent amenities and connectivity. With our portfolio of best-in-class workspaces across London, supported by our deep understanding of tech occupiers and a strong track record of long-term partnerships, we look forward to collaborating closely with these businesses as they continue to grow”.
MYO Kings Cross features over 80,000 sq ft of workspace, including private offices from 12 – 200 desks, wellness rooms, and a members-only gym. It forms part of a broader Landsec portfolio of best-in-class workspace options across London, including Landsec Blank Canvas and Created spaces.
MYO’s flexible workplace proposition provides businesses with premium office, meeting and events spaces that enable them to expand their footprint as they grow. With seven locations across London, including Bankside, Piccadilly, the City and Victoria, MYO’s latest offering in Kings Cross is well positioned to support growing tech companies looking for exceptional transport connectivity in a tech-friendly district.
