Landsec Wrapped 2025: in-demand workplaces, thriving retail, planning approvals, and more
Across our retail destinations, workplaces, and projects that are shaping communities, Landsec teams continue to deliver value for shareholders while curating places that benefit customers and communities. From flagship openings and planning success, to people-powered initiatives and industry recognition, here’s some of the highlights that best describe 2025.
In January, Monty Don showcased Mayfield Park on his nationally renowned British Gardens BBC programme. Need we say more?
Following our initial submission in March, we received unanimous planning approval in August to deliver 879 homes to Greater Manchester’s Mayfield district, as part of the first phase.
Mayfield Park took the national stage again as BBC Morning Live broadcasted from the park during Wild About Nature week—showcasing urban biodiversity in action to a UK audience.
In October, Lewisham Council granted planning approval for the redevelopment of Lewisham Shopping Centre and surrounding areas. The masterplan is set to deliver a residential-led neighbourhood with a thriving, sustainable town centre. We collaborated with more than 3,000 people living and working in the borough, and received over 600 letters of support.
The year began with exciting development news, as St David’s City Square received planning approval, paving the way for a vibrant public space that’s set to reshape the heart of the capital.
Our collaboration with Sephora would be a consistent theme throughout the year, with openings at both Westgate Oxford and St David's, to build on Sephora landing at Bluewater last year.
We reported strong Q1 outperformance across the portfolio, with total sales year-on-year up 8.1% across major retail, while footfall was up 4.8%.
Work commenced on transformation of Marlborough Square in July, building on the recent upgrade of The Avenues, with this next phase due for completion in Spring 2026.
In the third week of November we launched our digital immersive experience, ChristmasVille, at Gunwharf Quays (which welcomed 20,000 guests in just two weeks). And continuing the theme, Somerset’s Clarks Village broke the record for most elves on an ice rink, with 193 guests taking to the icy stage.
In December, the Oasis Wonderwall mural at St David’s won Purple Apple for Best Marketing Campaign.
And to close out the year, we announced record-breaking year-on-year growth during Black Friday week, as we reported an 8.1% increase across our Outlet portfolio. Braintree Village, Clarks Village, and Gunwharf Quays were among the outperformance.
A special mention goes to Liverpool ONE, who as of 17 December, celebrated one year as part of the Landsec portfolio. Here’s to another year of the best brands choosing one of the country’s most sought-after locations.
In January, a landmark for low‑carbon office design, Timber Square topped out—the UK’s largest commercial CLT structure.
British menswear brand Charles Tyrwhitt relocated its head office to The Forge, Bankside in May. The move headlined a wave of new lettings, with Landsec signing over 61,000 sq ft of space across six deals.
In August, we announced the completion of the latest phase of ongoing improvements to Victoria’s Cardinal Place. Colourful, lively, and in collaboration with the local community. Take a look.
MYO King’s Cross opened its doors in September, becoming the seventh MYO to join the flexible workspace family.
Overlooking the Kia Oval cricket ground and part of Oval Village, Oval Works launched in November and is our latest workplace to open in a best-connected area in London.
Confidence in premium office space was underscored with our November announcement that our Victoria portfolio is fully let, reflecting strong occupier demand for sustainable, amenity-rich offices.
Piccadilly’s iconic screen evolved into The Venue: the ultimate advertising destination offering cutting-edge technology within a dynamic experiential platform. November saw Global giant Disney take to our screen.
We’ve received a GRESB 5-star rating for the tenth consecutive year, across the Real Estate sector, Standing Investments, and Developments. Find out more about our benchmarking. These results demonstrate our continued leadership in sustainable real estate and reflect the collective efforts of teams across the business to enhance operational performance and embed sustainability into our development pipeline
Once again, we achieved a CDP Climate ‘A’ rating for 2025. Only 2% of the 22,000 companies assessed achieved an ‘A’ rating in 2024 (2025 full results still to be released).
Ranked first globally within REITs in the S&P Corporate Sustainability Assessment.
In October, we received Recognition for five London in Bloom awards for our urban green spaces (including Golds for Nova and Cardinal Place).
MyTotal Reward launched in February, giving colleagues (and future employees…) a more comprehensive view of what is an industry-leading benefits package.
In March, we welcomed Michael Campbell and Anne Richards to the Board and Audit Committee.
We hosted an industry insights programme for 26 interns throughout summer, partnering with British Land, Grosvenor, Hammerson, SEGRO plc, and GPE.
The Life at Landsec podcast launched in August, which spotlights stories from people across the business and dives into candid conversations about real estate, cultural DNA, career paths, hobbies, and more. It even made it into the top 30% of all videos on Spotify!
In October we welcomed our fifth cohort of Landsec Futures interns. The internship programme is a central part of our early careers strategy, and focuses on honing priority skills and enhancing social mobility within our business.
And in 2025, we delivered 31.8m of social value.

After our 80 years of Landsec campaign ended in May, we announced our latest update to our corporate strategy in alignment with the launch of our refreshed purpose, brand, and cultural DNA. And the reveal of our Places film.
Alice Webb became CEO of MediaCity in September, and will also oversee dock10.
It’s been a busy year for government policy, with our lobbying for more pro-growth policies in London resulting in a package announced by MHCLG, as well as a refreshed national framework giving a default ‘yes’ to development in brownfield locations – something we’ve been campaigning on for some time.
